APPLICATION SCREENING
Before any lease is secured, the applicant is professionally screened for credit history, previous rental history, and criminal background.
FINAL WALK-THROUGH
We carefully document conditions of every room in the property. The document is reviewed with the tenant upon move-in so that all parties agree with the condition. Before the tenant moves out, we can truly assess normal wear and tear versus tenant caused damages.
Security Deposit and Initial Rent Collection
Each applicant must submit their security deposit and the first month’s rent at the time of the lease signing. All payments are made to Executive Property Management.

We handle security deposit and initial rent collection swiftly and professionally, ensuring funds are securely processed, documented, and delivered so you and your tenants start every lease on the right foot.
Monthly Rent Collection
We handle all rent collection and subsequent bank deposits to our owners. No extra management fees for late notices, collections, or court actions.
Property Inspections
We conduct frequent exterior inspections to ensure each property is cared for properly. If we have need to inspect the interior of the property, we will do so respectfully with timely notice to the tenant.
Regular & Emergency Maintenance
Any time a maintenance need arises, we handle assessing the issue, coordinate with the owners, and fix the problem. We have an extensive network of highly skilled subcontractors should one be needed.
Lease Renewal
At least tow months prior to a lease expiration, we communicate with the tenants to confirm plans to renew. For those who do not wish to renew, we begin in the marketing process to secure new tenants.
Communication
We pride ourselves on our proactive and responsive communication with all of our clients and tenants. A property manager is assigned to each property as primary contact for questions and to supervise the care of property.
Disposition of Security Deposits
When a tenant moves out, you can count on us to thoroughly assess the property for damage, reconcile any repairs cost against the security deposit, and issue the net security deposit refund.
